$50 Million Dollar Investment Will Expand Warehouses, Rail Infrastructure and Mississippi River Shipping Capacity as Greater New Orleans Competes for More Industrial Business
NEW ORLEANS, La. A major investment along the Mississippi River is expected to bring additional jobs and expand cargo-handling capacity in the Greater New Orleans region as Avondale Global Gateway prepares for a $50 million expansion.
T. Parker Host, the company operating the industrial facility in Avondale, announced the investment Wednesday, October 28, outlining plans for new warehouses, expanded railroad infrastructure, improved docks and additional industrial space.
The project represents another step in the transformation of the former Avondale Shipyard into a major transportation and industrial center serving businesses throughout the United States and international markets.
Although the facility is located in Jefferson Parish, its expansion has broader implications for the New Orleans metropolitan economy, particularly the region’s maritime, logistics, manufacturing and transportation industries.
Major Expansion Planned Along the Mississippi River
The $50 million investment will increase the amount of cargo and industrial materials that can move through Avondale Global Gateway, which connects Mississippi River shipping operations with railroad networks and highway transportation.
One of the largest components of the project is a new 200,000-square-foot warehouse. Once completed, the addition will increase the facility’s indoor storage capacity to approximately 1.5 million square feet.
According to T. Parker Host, the warehouse will be the first entirely new building constructed at the former shipyard property since the 1970s.
The company also plans to bring a fifth deepwater dock into operation, allowing the facility to accommodate as many as six vessels simultaneously.
Additional investments will improve railroad operations, internal roads, equipment and areas used to store large industrial materials.
The company’s announced spending plan includes:
- $15 million for railroad infrastructure and expanded rail capacity.
- $15 million for construction of the new warehouse.
- $5 million for improvements to shipping docks.
- $5 million for road infrastructure.
- $5 million for additional industrial storage and operating space.
- $5 million for equipment.
Construction and infrastructure improvements are already underway, with the current expansion program expected to be completed by December 2027.
Approximately 100 Additional Jobs Expected
The expansion is also expected to increase employment at Avondale Global Gateway.
T. Parker Host projects the investment will support approximately 100 additional company jobs, bringing its Avondale workforce to more than 400 employees.
As the facility expands and additional industrial tenants establish operations, the company anticipates approximately 1,000 people could be working across the campus each day by 2028.
That larger figure includes anticipated activity across the industrial property and should not be interpreted as 1,000 newly created jobs.
The company has not provided a breakdown showing how many new positions might be filled by residents of New Orleans, Jefferson Parish or other surrounding communities.
Nevertheless, the projected hiring represents a potential employment opportunity within the broader metropolitan labor market.
Rail Expansion Could Strengthen New Orleans Trade Connections
Railroad improvements are a central part of the investment, reflecting increasing demand for transportation capacity at the facility.
Avondale previously announced plans to add more than 30,000 feet of railroad track and expand its connection with Union Pacific.
According to the company’s earlier project announcement, those improvements are designed to increase annual rail capacity from slightly more than 7,000 railcars to over 16,500 railcars.
The additional capacity would allow more cargo arriving by ship to continue toward manufacturing facilities, distribution centers and other destinations throughout North America.
This is particularly relevant to the Greater New Orleans economy because the region serves as a major connection between Mississippi River shipping and the national railroad system.
The Port of New Orleans reports that its rail gateway connects with six major Class I railroads, giving businesses access to freight routes extending across the United States.
Avondale’s improvements would add another source of industrial capacity within that regional transportation network.
Public Funding Supports Railroad Improvements
The expansion includes financial support from Louisiana and Jefferson Parish governments.
According to T. Parker Host, approximately $6.95 million in state and local support is directed toward railroad improvements as part of the overall $50 million capital program.
Louisiana Economic Development is providing a $2.6 million interest-free loan through its FastSites program, which supports infrastructure improvements intended to attract industrial investment.
The Louisiana Legislature has approved an additional $3.1 million in capital outlay funding over three legislative sessions.
Jefferson Parish has also committed $1.25 million toward the railroad project.
The public investment is intended to improve transportation infrastructure and help the property accommodate additional business activity.
Former Shipyard Continues Transformation Into Industrial Hub
The expansion represents another milestone for a property that once played a major role in Louisiana’s shipbuilding industry.
T. Parker Host acquired the former Avondale Shipyard in 2018 and began redeveloping the property into a logistics and industrial complex.
The redevelopment has included restoring shipping docks, rebuilding infrastructure, improving railroad connections and preparing buildings for new commercial operations.
The facility has also attracted businesses involved in manufacturing, international trade and the movement of industrial commodities.
In April 2026, Avondale Global Gateway announced a five-year agreement with Brazilian pulp producer Suzano to handle wood pulp imports arriving from South America.
Under the agreement, the facility serves as a Gulf Coast shipping terminal where imported materials can be transferred to railroad networks for distribution across North America.
Avondale upgraded approximately 245,000 square feet of existing warehouse space to support the operation.
The latest expansion is intended to build upon that growth by increasing the site’s ability to accommodate additional cargo customers and long-term industrial operations.
Why This Matters in New Orleans
New Orleans has long depended on Mississippi River commerce as an important part of its economy.
Shipping terminals, railroad operations, warehouses, transportation companies and industrial businesses form an interconnected network that extends beyond the city’s boundaries into surrounding parishes.
Avondale Global Gateway is located in Jefferson Parish rather than within New Orleans city limits. However, it operates within the broader maritime and transportation system associated with the Port of New Orleans.
Port officials have previously supported the redevelopment of the former shipyard, identifying the property as an opportunity to increase cargo activity and strengthen the region’s shipping economy.
Greater New Orleans, Inc., the regional economic development organization, has also expressed support for the new investment.
Its president and CEO, Michael Hecht, said the expansion would improve the infrastructure available to companies considering major industrial projects in the region.
The project could provide additional opportunities for businesses involved in freight transportation, warehousing, industrial maintenance and related services across the metropolitan area.
However, the investment’s direct economic effects within Orleans Parish, including any new jobs specifically held by city residents, have not been quantified.
For New Orleans, the larger significance is the continued expansion of industrial infrastructure along the Mississippi River, a transportation corridor that remains central to the region’s commercial economy.
With construction expected to continue through 2027 and additional employment anticipated by 2028, Avondale’s latest investment could help strengthen Greater New Orleans’ position as a center for shipping, distribution and industrial development.
